Blackstone plans 128,000-square-foot warehouse in Miami-Dade
Link Logistics, the industrial arm of investment giant Blackstone, has proposed a warehouse near Miami Springs and Medley.
The New York-based developer filed a pre-application with Miami-Dade County officials concerning the 6.35-acre site at 7320 N.W. 61st Street. Blackstone affiliate B10 NW 74th Ave Owner LLC acquired the property, formerly a vehicle storage and propane sales site, for $15.5 million in 2023.
Link Logistics’ plans call for a 127,655-square-foot warehouse with 36-foot clear height, 24 truck doors and 128 parking spaces. It would have tenant suites ranging from 15,546 to 32,677 square feet.
The developer is working with Langan Engineering and Environmental Services and architect Ware Malcomb on the project. Developers file pre-applications to hear feedback from county staff before submitting official applications.
Link Logistics spokesperson Briana Ochiltree confirmed that it has proposed a warehouse at this location but declined further comment. She added that Link Logistics owned 21.2 million square feet of space in 208 South Florida properties according to its most recent report to investors.
According to the first quarter report from Colliers, there was 4.1 million square feet of industrial under construction in Miami-Dade. The quarterly net absorption was a positive 251,205 square feet. However, the vacancy rate increased to 4%, from 1.6% in the same quarter a year ago.
